Yes, some communities require a load sensor and compatible EVSEs.. There are a few of them, common in this area where there are still a few 100 amp panels.

Our building codes require a load shedding device, which accomplishes the same thing as the Emporia EVSE.
who's building codes and how does that happen - what loads are shed?

I priced getting a L2 EVSE installed in the garage of my condo building and am looking at $14,000.
I'm not trying to be a jerk when I say that it sounds kind of reasonable. I would have guessed at least $10k. Installation of an EVSE at my house was $2k because of the cable run *across the garage*.

I think I would do it if I owned the condo.

I don't think you're being a jerk at all.

The cost is this high because it will be the first EVSE at the building, and there are some panel upgrades and new wiring with conduits required. The parking is underground, and bringing the wiring down from street level will require concrete coring.

I've checked with the other homeowners, nobody else is interested in installing EVSE at this time (even though I think it's an investment that raises the value of the condo unit), so I would be shouldering all of the one-time expenses.

So for the time being, I'm doing all my charging at Electrify America. I'm going to re-evaluate the EVSE situation when I get close to the end of the one year of free charging.

That's insane! Do you have individual garage in your condo building? Typically condos have common garage with assigned spot(s).

I live in a townhome in Oregon, have an individual garage. Electrician to install dedicated box was $850 in 2022, then the Emporia home charger ($450? from amazon) I put it in myself. Your hefty price tag likely due to electrical labor involved for meeting your condo building requirements, and that LA is just expensive to start with :confused:
